Get the Ball Rolling With Our Fast & Reliable Service
When you're ready to sell your property, having the right conveyancer in your corner makes all the difference. At Link Conveyancing, we've been helping Melbourne vendors sell with confidence since 1998.
One of the most important things to understand: you cannot sell a property in Victoria without a Section 32 Vendor Statement in place. This document must be prepared before you can accept any offer, and getting it right is critical. Errors or omissions can expose you to significant legal liability.
We prepare thorough, accurate Section 32s quickly so your property can go to market without delay, and we manage the entire process through to settlement.

What Is a Section 32 Vendor Statement?
A Section 32 Vendor Statement (also called a "Vendor's Statement") is a legal document required under the Sale of Land Act 1962 (Vic). It must be provided to every prospective buyer before they sign a contract of sale. The statement discloses important information about the property, including title details, mortgage and encumbrances, planning and zoning, outgoings, and building permits issued in the last 7 years. An incomplete or inaccurate Section 32 can give the buyer grounds to rescind the contract, so getting it right is essential.
